Let's Talk Curb Appeal!

Curb appeal can have a significant impact on your perceived home value. Did you know, good landscaping can increase a home's value from 5 to 13%? First impressions count. If the yard is not well kept, it can give the impression that the home has not been properly cared for - plus if landscaping can add tens of thousands of dollars to your home value, then why not?

 

Here are some inexpensive ways to upgrade your curb appeal with minimal cost:

1. Cut Back Trees & Shrubs

Potential buyers want to be able to see the home they will be potentially purchasing so cut back those trees and shrubs so we can well… see the house! Remove any dead trees and make sure to trim any tree limbs hanging over the house. With a good pair of sheers and some time, you can add to your curb appeal! Oh and mow the yard. This feels obvious, but there is nothing better than freshly mowed green grass. If you need recommendations, just ask, we’ve got tons!

2. Add Some Color with Flowers

Beautiful pots full of flowers, or adding some gorgeous perennials to your current landscape can bring up that wow factor in no time at all! The time of year matters here, but if it's warm enough, this small investment can do wonders for the exterior of your home!

Design Tip: If you opt for fresh flowers it is recommended you use reds, purples, and blues against a light-colored house - oranges, yellows, and pinks for a dark-colored house!

3. Painting the Exterior

Okay, this can be a big ticket item BUT sometimes this investment is a must. We see it all the time, the interior of a home is stunning and the outside, well, leaves something to be desired. If your exterior does not look well taken care of, potential buyers could pull up and opt not to even tour the home. Sometimes, just painting the trim can do the trick! 4. Clean Those Gutters & Roof

Make sure any leaves or growths are cleaned off and out of your gutters and roof. Yes, potential buyers notice this! 

5. Patios and Decks

If you have an outdoor living space, make it feel inviting! This is a must-have for many homeowners and if you are lucky enough to have a great space, highlight it. 6. Front Entrance

This truly is a buyer's first impression of how the home has been cared for. As they wait to enter the home, they are looking around the exterior of the home. Clear out those cobwebs, sweep the front stoop, power wash it and if necessary add a fresh coat of paint to that front door (tasteful pops of color are fun to use here). A new welcome mat and a door wreath make a home feel loved and welcoming! 

7. Fresh Mulch

A new top layer of mulch is a great way to refresh a space. This is an inexpensive way to make whatever landscaping you have to look new!

El valor percibido de su vivienda puede tener un impacto significativo por su exterior? ¿Sabías que el valor de su casa puede aumentar del 5% al 13% por tener un buen diseño de jardines? Las primeras impresiones cuentan. Si el jardín no está bien cuidado, puede dar la impresión de que la casa no ha sido cuidada adecuadamente; además, si el ambiente de su jardín puede agregar miles de dólares al valor de su casa, ¿por qué no? 

 

Aquí tenemos unos tips para aumentar el valor de su jardinería sin hacer muchos gastos:

 

Los compradores quieren poder ver la casa que posiblemente comprarán, así qué corte esos árboles y arbustos para que se pueda ... ¡ver la casa! Quite los árboles muertos y asegúrese de quitar las ramas de los árboles que cuelgan sobre la casa.  Ah, y cortar la grama. Esto parece obvio, pero no hay nada mejor que grama verde recién cortado. Agregue unas hermosas macetas llenas de flores, o agregar algunas hermosas plantas a su paisaje actual puede generar ese factor sorpresa en muy poco tiempo. Recomendación de diseño: si usa flores frescas, se recomienda usar rojos, morados y azules contra una casa de colores     claros: naranjas, amarillos y rosas para una casa de colores oscuros.

 

Está bien, esto puede ser un artículo caro, PERO a veces esta inversión es imprescindible. Lo vemos todo el tiempo, el interior de una casa es impresionante y el exterior, bueno, deja mucho que desear. Si su exterior no se ve bien cuidado, los compradores potenciales podrían detenerse y optar por ni siquiera recorrer la casa. ¡A veces, solo pintar la moldura puede hacer el truco!
